QUALIFYING
Here is a list of qualifying requirements— we ask that you carefully review our requirements before submitting an application. Any occupant over the age of 18 that will be living in the residence must submit an application. All documentation submitted is carefully reviewed and references thoroughly vetted. CREDIT
Minimum 650 FICO required. Applicants must maintain a minimum FICO score of 650 and demonstrate consistent payment history with no delinquencies over the previous 12-month period. Applications not meeting these criteria will require a qualified co-signer. Please reference the co-signer requirements detailed in the section below.
INCOME
Verifiable income equal to 2.5 times the amount of the monthly rent.
Applicants must demonstrate verifiable monthly income of 2.5 times the monthly rent payment. Documentation requirements vary by employment type:

W2 Employees: Two most recent months of paystubs

Self-Employed Individuals: Previous two years of tax returns

New Employees: Official letter of employment confirming current status or start date
For positions with predetermined end dates falling within the lease term, applicants must provide updated employment verification extending through the lease period or secure a qualified co-signer. Detailed co-signer requirements are outlined in the section below.
RENTAL HISTORY
Two years of positive rental history. Two years of favorable rental history with no prior evictions is required. Applicants without traditional rental history due to previous homeownership or shared living arrangements must provide a detailed letter of explanation. Depending on the overall strength of the application, a qualified co-signer may be required. Complete co-signer requirements are outlined in the section below.
REFERENCES
Positive rental and personal references. No history of voilent crime. Security and ensuring resident safety is of the utmost importance within our communities.
PETS
Pets are considered. There is no security deposit required for pets, but a $40 pet rent will apply per pet. Please list all pets on your application. For applicants requiring the assistance of a service or emotional support animal, please indicate this on your application and upload a certified ESA letter. The pet rent is waived for all ESA and service animals.
CO-SIGNERS
Should you be unable to comply with one or more of the above qualification requirements, a Co-signer will be required. The Co-signer will need to meet all qualification requirements. Please have your Co-signer submit an online application (provided on the property page), or a Zillow application. The Co-signer will need to be listed on the Lease as the main Lessee.
