FOR SALe / PROCESS

STEP 1 I Welcome! The decision to purchase a home brings excitement, opportunity and many more decisions. At Indie Capital, we don't take this lightly. Our Community Relations Director works with you to identify a community and home plan consistent with your goals and ideals. 

Step 2 I Once a home is selected, and upon receipt of your lender pre-qualification, a Reservation Agreement is executed.  Escrow is opened and a 1% deposit is submitted to the title company. The earnest money deposit is completely refundable during the reservation period.

STEP 3 I A design meeting is scheduled. Standard finishes and additional options are discussed. Upon selection of options, a purchase agreement is executed. We work directly with your lender to ensure timely conveyance of all lender required documents and inspections.

Working with award winning Architects, homes are thoughtfully designed to provide cohesive functionality and aesthetic comforts. Standard interiors finishes are  developed holistically,

in tune with the overall building design.

 

As a result— we are able to focus on, and offer to our homeowners, options relating to   enhancement of energy 

efficiencies and indoor environmental qualities.

STEP 4 Site meetings are held upon each stage completion throughout construction, to ensure you are kept apprised of the process. We welcome your questions, and believe every homeowner should have the opportunity to obtain an intimate knowledge of their home's function and design.

STEP 5 I If the property purchase is associated with the sale of another property, a 1031 exchange, job relocation or otherwise, we work closely with all parties involved to ensure a smooth transaction. 

STEP 6 I Prior to completion, a walk through is scheduled with the General Contractor. Maintenance recommendations and system functions are discussed, as well as the pre-move-in checklist.

Final coordinations are made between lender and title company.

STEP 7 I Upon completion and document recording— keys are transferred! As local homebuilders, we're always close at hand to answer questions, and proudly stand behind our 10 year warranty.
