21B is an urban community of 8 single family homes and one mixed-use building spanning an 11,800 square foot L-shaped infill lot parallel to Sacramento's lively Broadway corridor. With frontages on both Broadway and Burnett Way, the project responds to both commercial and residential contexts, with the objective to unite the two through an engaged site plan, providing ultimate urban connectivity.
Phase I of the project includes development of the mixed-use building immediately adjacent to Broadway's eclectic streetscape. Featuring 8 one bedroom apartments, 2 ground floor studio units, and 1 commercial retail space, the 7,394 square foot building spans three light-filled floors. Outdoor patios and ground floor seating is provided, to ensure open air enjoyment and opportunities for resident and retail guest interaction alike. Apartments and retail space will be available for lease upon completion.
Phase II of the project consists of eight 1,418 square foot single family homes dynamically arranged between Burnett Way and Broadway. Homes are oriented toward the internal courtyard, a generous tree-canopied path connecting the two streets, and providing both accessibility to urban amenities along with playful environment for neighborhood engagement. The lower level of each home has been designed to allow for ultimate living flexibility. Featuring an open flex space with full bath, the space is pre-plumbed for kitchen facilities, should a guest unit be desired. Generously sized to accommodate a variety of activities, other uses could be home gym, dedicated home office, entertainment room or hobby area. Upper floors include 2 possible bedrooms, 1.5 bathrooms and a rooftop terrace. Homes will be available for sale upon completion.
Public and alternative transportation is encouraged, with the exclusion of vehicle parking accommodations, and inclusion of onsite bicycle storage.
Employing a mindful approach to building design and construction— the project features all-electric energy, increased insulation exceeding T24 standards, a cool roof and high-quality interior finishes to ensure resident comfort and cost savings. Sustainably designed with trend-adverse, premium serviceable materials to reduce the need for unnecessary and wasteful remodeling.
